房地產景氣趨冷,國產署昨日標售土地,傳出不錯佳績,其中林森北路、大直土地都順利標脫。其中鍾姓民眾以2億元標得林森北路96.5坪的土地,換算土地單價每坪約為207萬元。信義房屋不動產企研室專案經理曾敬德表示,買方若轉售土地將適用舊制、免資本利得稅,相較房地合一上路後買更划算。國產署昨標售北市多筆土地與房屋,吸引一些開發建商逢低進場買地補貨。曾敬德表示,近期房市景氣狀況欠佳,但仍看到部分建商逢低購地,尤其是台北市市中心土地,若是價格合理,仍值得長期持有,這次標售案對房市雖不見得是大利多,但仍可以中性偏正面解讀。

據了解,林森北路67巷的土地,吸引5封投標單,最後由鍾姓民眾加價12.3%,總價約2億元順利得標,此筆土地以開發商名義投標的另有皇鼎建設與新富居建設。另一筆位於中山區北安路458巷內土地,基地面積約59.6坪,標得林森北路土地的鍾姓民眾也有投標,但最終由林姓民眾以1.4億元得標,換算每坪為237.6萬元,加價幅度約為16%;另一筆則是中和的大樓一樓,由黃姓民眾得標,總價為3564萬元,應是作為開設店面使用。(中國時報),
